According to the data of the Central Bureau of Statistics for 2021 the northern city with the greatest growth in Israel is Kiryat Ata which is located east of Kiryat Motzkin and Kiryat Bialik and is developing at a faster rate than usual
Residential plan West Kiryat Ata C/450 B
These days, the “West Kiryat Ata C/450 B” plan has been approved for construction, but the land for sale are still waiting for the completion of consolidation and division so that it will be available for construction, which is located in the northwestern part of the city and covers an area of 1195 dunams, the area between Hatala Street in the east, Zevulon in the south, Bialik Street in the north and the infrastructure strip in the west.
The plan is divided into 3 complexes: East, Center and West, where the existing Prostig neighborhood is actually in the center of the complex.
In the first phase of the plan, a unification and division plan was deposited in the eastern part, the next required step is the deposit of a unification and division plan in the western part.
Now, as we approach the end of the year 2021, there are close to 62 thousand residents living in Kiryat Ata, however, the very optimistic forecasts regarding the city and its development, speak of a 3-times increase in the number of its residents, in the next decade and a half. There is no doubt that the city, which was founded as a small colony in 1925, has accelerated its expansion, especially in recent decades.
The population growth in Kiryat Ata between the years 2007 and 2017 was an annual average of 1.8% – the highest growth average among all the cities around it, it is no wonder, then, that the city, which is a magnet for young couples and young families, is ranked sixth in the economic cluster (Slightly above its neighbor Kiryat Yam, and one level below the old Haifa, which apparently is much more established than it).
If so, what has changed in recent years?
Well, quite a bit, especially if we examine the city in aspects of development and expansion:
The outline plan of Kiryat Ata (which was approved in 2016), set high goals in the form of 194 thousand people in the city and 65 thousand housing units by the year 2035. Also, at the beginning of 2020, an umbrella agreement was signed between the state and Kiryat Ata. As part of this agreement, it was agreed to the increase of housing units
and the employment areas that are to be built and marketed on the ILA lands in the city. The state, for its part, has committed to building local super-infrastructure (including roads, traffic interchanges, bridges, amusement parks and educational institutions) whose scope includes a total of 1.1 billion NIS .
In addition to complying with the umbrella agreement signed by the city, it will be required to offer ongoing solutions for the expected increase in the local population. Some of these solutions focus on the commercial side, which has already begun to gain serious momentum. In 2014, an IKEA branch was opened in the city, and like other places in Israel and the world, it attracted more businesses who enjoy the ripple created by the local branch of the Swedish company. In addition to this, the dominant location of the city (in the area of the main traffic axes in the north) and the local public transportation (which was greatly upgraded thanks to the construction of the Gulf Central) and the entry into operation of the light rail, have turned the Krayot area in general (and the Kiryat Ata area in particular) into a renewed and promising area. Naturally, as a result, the city became the focus of interest of real estate investors from all over the country, who see the purchase of land in Kiryat Ata as a hot new investment, which, of course, they try to keep secret, in order not to raise land prices…
Is buying land in Kiryat Ata considered a successful investment?
As you can understand from what is written above, the growth rate of the city, both in terms of population and in terms of construction, has already picked up its pace, and now – it is only getting stronger. Plans such as the West Kiryat Ata C/450 B plan (which includes the construction of the public park, a new residential complex of 6,000 housing units and a commercial, business and office center with an area of 22,000 square meters) have become part of the predictions-reality, and lay the foundations for the creation of The new and advanced Kiryat Ata.
